🧱Prepare your plans
Don't be unprepared before you make contact with the contractors, make sure your requirements are clear. As long as you have the shell; the fine details can be made at a later date.
🧱 Local research
Take a note of building project hoardings in your local area.
🧱 Meet a minimum of 3-4 contractors
You must outline your project, expectations, timeframe and quotes for the work on a like for like basis. Plus a builder that is in high demand is good sign!
Remember to meet your own expectations, it can take the first couple of months just collating quotes and completing research. When it comes to price, if your contractors offer a really low price be aware that they maybe using cheaper materials and will cut corners. We always want to make sure we are getting value for money, but its all about the high standard and completing the job once!
🧱 Collect references
Visit the site they have completed or currently working on to see the quality of work.
🧱 Make sure they are insured, licensed and registered
It's important to ensure your contractor is experienced and knowledgable, the more experience the better. Check out their website too; it should have all of their qualifications/certificates.
🧱 Get it in writing
Agree on exact updates; you should be given some form of timeline if there are no delays.
Make sure you get everything down in writing so everyone is clear and there is no back and forth. There could be material delays from outside of the country which you have no control of or sicknesses in their business. Make sure the contract is detailed and agreed with both parties.
🧱Payment Plan
Set a clear payment schedule that has been agreed with both parties.
🧱Final note, never feel pressured or rush into any decision!
